ABOUT MOCKINGBIRD

We specialize in the acquisition and development of Commercial Real Estate.

Mockingbird Properties is a Dallas-based real estate investment company that specializes in the acquisition and development of Commercial Real Estate including luxury high-rise Condominiums, Townhomes, Retail, Multi-Family, and Urban Mixed Use. Mitchell Vexler, President and Chief Executive Officer, started the Mockingbird group in 1990.  The company and its affiliates have the in-house proven ability to take any project, from the acquisition of land to the sale of a completed project, a fully operational property and successful business. 

Mockingbird has a “hands-on” approach throughout the life of the project, being involved at every level of development: overseeing the architecture, engineering, construction, landscape design, interior design, to managing the operations of Retail and Multi-Family properties. We use our extensive professional knowledge to create quality properties through responsive management and innovative design.  As operators, with a mathematically inclined team, we know what to design for both margin of safety and long-term economic returns, while understanding the desires of our residents and guests. Every step of the process is analyzed and modeled. This has produced outstanding results over the past years. This all-encompassing involvement with projects, in combination with Vexler’s ability to see what others can’t, or won’t, see, often adds to the success. By spotting the future potential of a piece of land and or particular project, the owner and or developer can be ahead of the curve to take advantage of the price.


Mockingbird Building Group oversees the construction of Mockingbird managed projects, including value engineering, site analysis, review of market analysis, and full budget analysis. It manages the multidisciplinary design, construction and implementation for complex facilities, while specializing in building infrastructure, mechanical systems, multimedia networks, and security systems.

  • Site Selection – From decades of experience, we understand that what our clients, whether retail companies, or industrial companies, are looking for is low overall cost of business, supportive regulatory and government environment, competitive cost of real estate, highway access, marketing window infrastructure, and skilled labor. 
  • Finish to Suit – Our preconstructed facilities range from 15,000 to 100,000 sq. ft. and are designed with expansion capability on site. Floors, fire suppression and lighting are already in place so equipment installation can begin immediately.
  • Build to Suit – Our build to suit solutions range from free standing drive through restaurants to 300,000 sq. ft. industrial buildings. As our experience is deep and broad from Owner/Developer/Design/Contractor, we understand how to get the product (Class A Multifamily, Retail, Industrial) on the ground quickly. 
  • Fund to Suit – Mockingbird offers the unique ability to help a start-up get off the ground or invest capital in an early-stage business. It is very simple. Your success becomes our success. Each of our past projects is a business. We build businesses. We can help by expanding an existing facility, moving the business to a larger facility or building a campus of buildings. Mitchell Vexler is President and Founder of Mockingbird Properties, Hedge Realty Advisors and Affiliates based in Dallas, Texas. Mr. Vexler has over 30 years of experience in commercial real estate, and has held interests in more than 85 property investment entities throughout the United States and Canada.  He is a Developer, General Partner and Manager in investment entities that own and operate high quality retail and Class A Multi-Family, with additional projects now being planned. His education includes earning a Certificate of Business Administration from the University of Windsor, Windsor Canada in 1984.  Over the years Mr. Vexler has implemented Statistical Probability Analysis, which is now at the very core of Mockingbird's operations.  Utilizing the mathematical backgrounds of each member of the Mockingbird team, they are able to find potential problems before they occur and address designs and budgets accordingly.


Mr. Vexler's background is broad and unique. He started sweeping floors, opening crates and stacking shelves in his Grandfather's stores at the age of 5.  He grew up in the Retail and Estate Liquidation business under his Grandfather's and Father's watchful eyes.  The stores were a wonderland of creativity, carrying items from luggage to the most exquisite jade antiquities.  "Opening a crate is like unwrapping a gift, in that you never know what you are going to find."  Growing up in an environment of art has translated through every project Mr. Vexler has created.  "The difference between life and living is art, and I like to surprise our residents and guests with the unexpected... a spark of color at the end of a hall, a photo collage in a hidden vestibule turned into a quiet seating area, or a tailored game room reminiscent of the 1920's are all touches of art that people love to have in their life."


While in University, and coincidentally just adjacent to one of his Grandfather's stores, a three-story building became available, leading to his first real estate acquisition.  It turned into a very quick profit, being flipped to a client of the family attorney. Mr. Vexler was hooked and several other smaller transactions occurred shortly thereafter. On the advice of his family attorney, Ted Hochberg, Mr. Vexler became a licensed Commercial Real Estate Agent with George Wilson Realty in London Ontario and then became a licensed Commercial Real Estate Broker for Vexler Commercial Realty. From this point forward the list of projects grew, including vertical construction, as did the knowledge base and the goal to make each project operationally better than the last. The projects were varied and included big box heavy industrial plants, subdivisions, retail acquisition and rehab, mixed use, NNN properties, adaptive re-use, high rise multifamily and condominium towers as well as several high profile restaurants including Arby's, Hardee's, Swiss Chalet, Tim Horton's, Hoffbreau, EZ's Pizza, Dunkin Donuts, McDonald's, Dolce, Mazzola's Pizzeria and others. 

Mr. Vexler and team utilize the knowledge gained from such a diversified background for each and every new project, and they build statistical models to analyze issues from design and construction to budgets and operations. Today, Mockingbird's main focus is design and development of Class A Multi-Family properties, as well as the design and development of a very special 5 Star Luxury Destination Entertainment Hotel in the Galleria area of North Dallas.
